An EPC can be produced for the whole building or any building unit, which is designed or altered for separate use. A building unit designed or altered for separate use could be indicated by the accommodation having its own access, separate provision of heating and ventilation or shared heating and ventilation, but with the ability by the occupier to independently control those services. Non-Domestic Energy Performance Assessors

As part of the government’s target to reduce emissions to net-zero by 2050, in April 2023 the property sector will be hit by the next stage of the rules on EPCs and Minimum Energy Efficiency Standards (MEES). As a homeowner, you are making a long-term investment in a property. So regardless of whether you are living in it yourself, or renting it out, you’ll want to make sure your house is energy efficient. From the 1st April 2018, MEES regulations will apply to landlords / property owners upon the granting of a lease to a new tenant and lease renewals to existing tenants. In order to comply, all properties must meet MEES by undertaking permissible, appropriate and cost-effective improvements, unless exempt. Property with the best ratings are more attractive to potential tenants and buyers as they are cheaper to run. When buying, selling or renting your property, an EPC rating is key as it gives you an idea of how much energy bills will cost; the carbon emissions that the property emits; and ultimately, provides recommendations as to what you can do to improve its energy efficiency. If you need an EPC, contact a member of an 'approved organisation' (AO). These organisations have been chosen as their members have the skills and expertise needed to produce an EPC. As a result of an EU Directive, it is law for all domestic and commercial properties to have an energy performance certificate (EPC) carried out before the property can be marketed for sale or rental, and if it is leased or rented an 'E' Rating must be achieved for it can be legally rented out. Since 2018, minimum energy efficiency standards (MEES) must be met before commercial property can be let in England and Wales. Different requirements apply for Scottish properties. MEES requirements also apply to residential properties, though these are outside the scope of this article. An EPC includes recommendations on how the energy performance of the building can be improved (to reduce running costs) together with an indication of the payback period. This is coupled with the approximate cost of making the improvement and the estimated number points it would improve your EPC by. If you’re looking for a quick sale at the best price, it might be worth discussing with your estate agent whether they think the recommended upgrades are worth considering. Although not required by law, getting a domestic EPC is a great way to get to grips with how you could make your home more efficient. Knowing the best ways to improve your home’s energy efficiency can be a bit alienating for the ordinary homeowner, so it’s useful to have a guide of what to think about. If you make the changes suggested (some of which, like insulation, are fairly cheap), you could find it cuts your bills significantly, and your home could be more comfortable too. It's essential that the assessor you work with is accredited, as it will ensure that your certificate has a legal foundation should anyone attempt to question it. A professionally accredited domestic energy assessor will issue your Energy Performance Certificate (EPC), as it's not a task that you can carry out yourself. An EPC is a certificate that tells you how energy efficient a building is by rating it from A (very efficient) to G (very inefficient). It contains information about how the construction of the home affects its energy usage and will tell you how expensive it is to heat your property and what its annual carbon emissions are likely to be. Installing LED light bulbs is a quick and cost-effective way to improve your rating. If your property's EPC is hovering between E and F, it may only require switching from old-fashioned incandescent or halogen light bulbs to LED bulbs to raise the rating by a point or two. An Energy Performance Certificate is required for properties when constructed, sold or let. The Energy Performance Certificate provides details on the energy performance of the property and what you can do to improve it. Changing EPC Regulations
